Residential Home Inspection

Whether you are buying or selling a house, we are here to help you identify any potential problems with the property. We visually inspect all major areas of the home and more. Our inspection report is a detailed written report complete with photos of the property and include conclusions and recommendations based on our inspections. The typical inspection takes two to four hours dependent upon the size of the home and property. Using a range of investigative tools we will inspect your home from top to bottom.  

The Defender Home & Property inspection is a comprehensive visual inspection of all safely accessible systems and components of the home. Our inspection adheres to the InterNACHI’s Standards of Practice. During our inspection services, we inspect accessible areas including:

  • Exterior systems
  • Roofing, flashing, penetrations, and chimneys
  • Structural systems
  • Plumbing systems

Construction Stage Inspections

Construction Stage, or Phased Inspections, ensure that your home is built properly from start to finish. These inspections typically involve at minimum three walk-through inspections at the following stages: Pre-slab, Pre-Drywall and Final Inspection. This service may include additional inspections based upon the desires of the new home buyer.

This extensive inspection of the condominium’s or villa’s unit’s interior looks at the structure, mechanical and electrical systems along with the built-in appliances including the refrigerator. The condominium or townhome inspection often takes about two hours to complete depending on size.

Pool / Spa Inspections

4-Point Inspection

A four point home inspection is basic and limited, and usually required by the insurance company on homes over 30 years old. The age and condition of the roof, electrical, HVAC and plumbing systems are all assessed, but this is not a complete home inspection.

Defender Home & Property Inspection is fully certified to test for radon in your home.

Indoor Air Quality is often overlooked during the home buying decision making process. Research has shown that the quality of indoor air can be worse than that of outdoor air. Many homes are built or remodeled more tightly, without regard to the factors that assure fresh and healthy indoor air. Our homes today contain many furnishings, appliances and other products that can adversely affect indoor air quality. Although costly repairs are generally the buyer’s number one priority, nothing is more important than a healthy home. At Defender Home & Property Inspections, we will test the air quality within the home for oxygen levels, hydrogen sulfide levels whose presence can indicate Chinese drywall, carbon monoxide which is an odorless, colorless, tasteless, and poisonous gas that can be fatal), Volatile Organic Compounds which can be an indication of the home being previously used to manufacture methamphetamines, and combustible gases such as propane and natural gas.
